Contract Holder (Tenant) Fees

The following charges are permitted under the Renting Homes (Fees Etc.) (Wales) Act 2019:

Holding Deposit: A Payment to be made of equivalent to one weeks’ rent to secure a property and therefor enter into a tenancy application. Calculation for the holding deposit due is one months’ rent divided by 4.35. Holding Deposit to be off-set (returned to tenant) via reduced funds in relation to first rental payment due upon tenancy commencement.

Late Rent Charge: Rent not transferred within seven days of due date is a default of tenancy and so a late rent default charge will apply at 3% above Bank of England Base Rate until paid.

Additional Occupation Contract: Loss of occupation contract is deemed a default and so charge applies for the service to replace loss of original document or request for additional copy - £18.00

Lost Keys: At cost. (If keys found at later date, funds are non-refundable)

Missed Appointments Failure of Contract Holder to keep mutually agreed appointments – At Cost

Cleaning During or End of Tenancy: if required. (Minimum charge of 2x hours) At cost

Waste Removal & Disposal (Licenced Trade Waste): During or End of Tenancy, if required as a direct result of tenant waste accumulated during tenancy or left at property at end of tenancy – At cost

Retrieval of items / Forwarding of Letters, Parcels or Packages: In relation to items left behind at end of tenancy or items delivered to properties post tenancy and request for assistance is made to SPA to retrieve and arrange for storage and/or re-delivery - At cost

Return of Funds Transferred in Error: In relation to funds transferred relating to rent or general payment in error due to uncancelled direct debits or standing order, or general banking transfer at end of tenancy or during tenancy, resulting in funds having to be returned to tenant - £18.00

Non-Return of Keys at End of Tenancy: Contract Holders are responsible for the safe return of keys on end of tenancy date. A daily charge of rent will be charged for each day keys are not returned to SPA after end of tenancy date (up to 14 days). If 14 days elapse and no keys have been returned, additional charges for loss of key/replacement of locks will be applicable – At cost.

Damages: The Contract-Holder shall pay by way of damages to the Landlord any additional expenses which the Landlord shall have reasonably incurred in checking the Inventory and Schedule of Condition (if supplied or not) if the same could not reasonably be finalised until any goods or personal effects belonging to the Contract-Holder have been removed from the Premises. At Cost

Utility Charges: In the event of any supply of water, gas, electricity, telephone or internet services to the Premises being disconnected in consequence of the non-payment by the Contract-Holder of the whole or any part of the charge relating to the same or as a result of any other act or omission on the part of the Contract-Holder, then the Contract-Holder shall indemnify the Landlord for any costs reasonably incurred in reconnecting or resuming those services. Council Tax: The Contract-Holder shall pay the Council Tax (where applicable) to the Billing Authority in respect of the Premises provided always that in the event of the Landlord paying such tax, whether under a legal obligation or otherwise, the Contract-Holder shall repay the same to the Landlord upon demand or a fair and reasonable proportion of it.
